A TWO BEDROOM DUPLEX APARTMENT WITH PRIVATE COURTYARD, THE PROPERTY FEELS LIKE A TOWNHOUSE BUT HAS ALL OF THE BENEFITS ASSOCIATED WITH BEING IN A LUXURY APARTMENT BUILDING.

The Residence property was, as usual with new build plots, a white box internally and lacked character and function.

An interior design scheme was created based around the owners requirements, a couple and their primary school age child, both work from home and enjoy entertaining friends at home.

The scheme was meticulously designed to maximise the use of all space within the property and practical technology and function were added to make day to day living easier.

The main living space is made up of an ‘L’ shape room with the kitchen tucked away leaving a rectangular area for the lounge and dining space.  The colour scheme chosen was selected as it gave the room a luxury and sophisticated look and feel ideal for those cocktail and dinner parties that the owners had planned.  It is also a similar colour to that in the entry foyer to the building providing flow from the moment of entering the building.

As the space needed to be multifunctional the main objective was to provide ‘secret’ compartments that could be revealed on the right occasion.  The bespoke built in units were designed and fitted at either end of the room with two desks, a bar, ample storage, a TV unit and dining feature space incorporated.  The desks and bar can be hidden away in the evening when the family want to relax and turn the space into a movie room.  Luxury interlined electric curtains were fitted behind a bespoke pelmet that, at the click a button, turns the room into the home cinema room.

The family had a special brief for the second bedroom, they wanted a haven for their son and a space that would see him through to older years and also needed somewhere for their close relatives to stay over.   The room is of a good size but not big enough for two beds and dressing/play space so a bespoke bunkbed which allowed for a double bed at the bottom and a single bed over.

A personal favourite element has to be the special hinges on the bar and desk doors that allow the doors to slide back into the walls of the cupboard giving a more streamlined finish when those spaces are being used and allowing people to walk around the area with ease.

In summary this was a straight forward and quick project resulting in approximately 15% being added to the overall value of the property, and if the property were to be sold and the profit realised that would amount to a return on invested funds of over 100%!
