EXISTING SINGLE STOREY GARAGE AND BOUNDARY WALL REPLACED WITH A TWO STOREY BUILDING, DOUBLING THE WIDTH AND HEIGHT OF THE ORIGINAL STRUCTURE.

The main house, Birch House, is a detached house located in one of the most sought after satellite villages to the North of York.  It is one of a few villages within 10 miles of York that is worthy of being on a postcard, it boasts a wide green along the main street, a stately home, church and country pub.

At the time of purchase the existing property was sitting comfortably in a good sized plot.  The main house was developed (see ‘Birch House’ for the details) and in that process the look of the front of the property considered.  The property lacked curb appeal and the single garage to the front elevation looked out of place.  Plans were made to replace the single garage with a double garage that adjoined the boundary wall completing the look with matching 6fit brick wall to the side and gate posts.

Between the completion of the main house works and the start of the works on the garage a further opportunity was realised – by building up and adding another storey, additional accommodation could be added to the property, adding square footage (value) and an income stream.

The external design of the building was carefully thought out to tie in some of the architectural features that are consistent with the traditional buildings along the main street ensuring that the property adds to the look of the picturesque village.

The end result is a superb one bedroom annexe that has added value to the property and has been successfully let as a holiday let, bringing in an attractive return.
