Leeds is one of the UK’s most dynamic regional property markets and the largest financial and legal centre outside London. With more than 830,000 residents, over 70,000 students, and a fast-expanding professional base across finance, technology, healthcare and media, the city combines deep, diversified tenant demand with relative affordability and a substantial regeneration programme.

The defining scheme is the South Bank regeneration – one of the largest city-centre redevelopment projects in Europe – which aims to double the size of the city core by repurposing around 253 hectares of land south of the River Aire. Backed by an initial £500 million investment, it is set to deliver around 8,000 new homes and 35,000 new jobs, and now includes the completed 7-hectare Aire Park.

Alongside it, the Wellington Place financial district, the Temple District, Holbeck Urban Village and the Leeds Innovation District continue to attract major occupiers. Channel 4’s relocation of its national headquarters to Leeds has reinforced the city’s status as a Northern media hub, while planned mass transit and Northern Powerhouse Rail upgrades will further strengthen connectivity.

Property performance has been robust. Average prices climbed around 7% in the year to May 2025 and roughly 27.6% across the past five years, with the average home sitting near £240,000 – well below southern markets. Crucially, Savills forecasts Yorkshire and the Humber to lead all UK regions for house price growth between 2026 and 2030, with projected capital appreciation of around 28.8%.

Rental fundamentals are equally strong. Gross yields typically range between 5.5% and 8%, rising above 10% in high-demand student and value districts such as Burley and parts of South Leeds. Private rents rose around 6.1% over the year to December 2025 to an average near £1,162, supported by a vast student population and a steady inflow of graduates and professionals retained by the city’s employers.
