Demand fundamentals are equally compelling. Manchester is home to over 100,000 university students and one of the fastest-growing city-centre populations in the UK, projected to reach around 100,000 residents in the core. With roughly 62% of households renting and new supply lagging demand, upward pressure on both values and rents looks set to continue. The city’s economy is forecast to grow faster than almost any other UK city through 2028.
